Application and Leasing
How do I apply for an apartment in your complex?
Applications are completed online through our website. To get started, visit our Plans & Availability page and use the filters to find the option that fits your needs. Once you click on a home, select “Apply Now.” Then fill in details like your move-in date and lease term, and click “Start Application” to continue through our secure online process.
What documents do I need to provide for the application process?
As part of the application, you’ll provide proof of income (6 months of bank statements or one month of pay stubs) and ID verification.
What are the income requirements to qualify for an apartment?
To qualify, your income must be 2.6x the monthly rent.
What is the lease term for the apartments?
Lease terms at The Royce range from 3–16 months, so you can select an option that feels right for your plans and move-in timing.
Can I sublease my apartment?
Out of care for our residents and the community experience at The Royce, subleasing isn’t permitted.
Is renters’ insurance required?
Yes, renters’ insurance is required to help support a well-cared-for community and your home. If you’d like the latest coverage requirements and details, our leasing team would be happy to share everything you need.
How do I renew my lease?
To renew, you’ll use your Resident Portal, which keeps the process convenient and easy to manage online.
Does The Royce offer affordable housing options?

Move-In and Move-Out Support
Are there move-in or application fees?
Yes, there is a $55 application fee per application for anyone over 18 years old. This enables us to review each applicant and keep the process moving forward smoothly.
Are there services to help with the move-in process?
Yes, you’ll have support from our leasing agents; they’re happy to guide you through move-in details so you feel prepared.
Are there any restrictions on decorating or modifying the apartment?
We want you to make your space feel like home. Personal touches are welcome, and we’re happy to help you plan them the right way. Any modifications need approval first, so reach out to the leasing team before making changes.
What happens if I need to break my lease?
We understand plans can change. If you need to end your lease early, you’ll provide a 30-day notice, and the early termination fee is two times the monthly base rent. Our team can help you understand the timeline and next steps.
How much notice is required before moving out?
We ask for 30 days’ notice prior to move-out, so everything can be coordinated clearly.
What is the process for moving out?
When you’re getting ready to move out, you’ll complete a “notice to vacate” form, schedule a pre-move-out inspection, and finish with a final walk-through on your move-out day. If you have questions along the way, we’re happy to guide you.
How long does it typically take to receive the security deposit refund?
You can expect your security deposit refund in about 3 weeks.

Your security deposit is due at move-in, and the amount depends on the home you choose:
- Studio: $500

Are utilities included in the rent?
No, utilities are not included in the rent and are billed separately to each resident.

In our community, Wi-Fi service is available through Cox or AT&T, giving you two reliable options to choose from.
How can I pay my rent?
Rent can be paid easily through your Resident Portal, or by cashier’s check or personal check, so you can choose the option that feels most convenient.
Are there other fees, such as monthly amenity fees or technology fees?
No, The Royce doesn’t charge monthly amenity fees or a technology fee.
Parking
Is parking available? Is there an additional parking fee?
Yes, we offer parking, with pricing based on your floor plan and the option to add reserved parking if you’d like.
- Studios & One-Bedrooms: one space at $35 per month
- Two-Bedrooms: $60 per month
- Extra Reserved Parking: $125 per month
Are there any restrictions on overnight guests?
Overnight guests are welcome; we just ask that they’re registered through Reliant. Each resident receives 7 overnight passes a month.
Are there EV charging stations?
While The Royce doesn’t have EV charging stations on the property, you’ll find eco-friendly charging stations nearby for easy access. Reach out to our leasing team anytime, and we’ll share the closest options.
Maintenance and Requests
How do I submit maintenance requests?
You can submit maintenance requests through your Resident Portal, which makes it easy to send details anytime and helps the team receive your request right away.
How quickly are maintenance issues addressed?
Our team aims to address maintenance concerns within 48 hours, helping keep the community running smoothly and your day-to-day feeling supported.
Pets
Do you allow pets in the apartments?
Yes, The Royce is a pet-friendly community, and we’re happy to welcome your companion home with you. Please note that a maximum of 2 pets per apartment home is permitted.
Is there a pet deposit or a monthly pet fee?
Yes, the fees depend on the type of pet:
- Cat: $500 per apartment + $50 monthly premium per cat
- Dog: $750 per apartment + $75 monthly premium per dog
What is the pet policy for specific breeds or sizes?
To support a comfortable community for all residents, our community maintains breed restrictions. The following breeds are not allowed, including any dog with these breeds in their lineage: Pit Bulls, American Staffordshire Terriers, Rottweilers, Doberman Pinchers, Wolf-Hybrids, and Perro de Presa Canarios.
What on-site amenities do you offer to accommodate pets?
We have an enclosed outdoor turf fitness run so your pets can socialize and play without leaving the property, as well as an on-site pet spa with two washing stations and two drying stations.
